Horizon West and Windermere offer two distinctly different ways to live in southwest Orange County. Both are convenient to Walt Disney World, major roadways, shopping, dining and recreation, but the character, housing and lifestyle of each are quite different.
Horizon West has transformed dramatically over the past several decades, evolving from citrus groves and open land into one of southwest Orange County’s largest master-planned areas. Made up of several distinct villages, it was designed around neighborhoods, parks, schools, trails and town centers. Newer construction dominates much of the area, with housing ranging from townhomes and smaller-lot neighborhoods to larger homes and amenity-rich communities. Many Horizon West homes carry a Winter Garden mailing address, although Horizon West is distinct from the City of Winter Garden.
Windermere offers a more established setting known for mature trees, lakes and proximity to the Butler Chain of Lakes. Housing ranges from established neighborhoods and newer communities to custom estates, waterfront properties and golf-course

Real estate conditions can vary considerably throughout Horizon West and Windermere — and from one neighborhood to the next. Property type, age, location and amenities can all affect pricing and buyer demand, which makes current inventory, recent sales and days on market especially useful when comparing these areas.

Horizon West is one of the best examples of new Central Florida. Rather than growing around an old downtown, it was planned as a series of villages, with newer neighborhoods, schools, parks, trails, shopping and community centers developing along with the housing.
It’s also very close to Walt Disney World—which is part of the reason you’ll occasionally round a corner and find yourself looking at Disney fireworks in the distance. But Horizon West isn’t one neighborhood or one builder. The individual villages and communities can feel quite different, and there is everything from townhomes and smaller lots to larger single-family homes and luxury properties.
Windermere is about lakes first. The actual Town of Windermere sits among the Butler Chain of Lakes, and water has shaped the community from the beginning.
The town itself is surprisingly small and understated: mature trees, a little downtown, historic Town Hall and even unpaved roads mixed among some extraordinarily valuable homes. That’s part of its charm. Windermere Town Hall
One thing I always explain to buyers is that “Windermere” and the incorporated Town of Windermere aren’t necessarily the same thing. The Windermere mailing area extends well beyond the town limits, so when you’re looking at a Windermere address, it’s worth understanding exactly where the property is.
No. Buyers can have their own real estate representation when purchasing new construction. The builder’s sales representative works for the builder, while your broker represents your interests throughout the purchase. It’s best to involve your broker before your first visit or registration with a builder.
