Dr. Phillips is one of Southwest Orlando’s more established communities, known for its central location, mature neighborhoods, Restaurant Row and convenient access to Orlando’s attractions and major roadways. Southwest Orlando encompasses a much broader area, with communities ranging from established neighborhoods to newer development, each offering different housing styles, amenities and price points.
Dr. Phillips is one of those Orlando communities whose name actually tells part of its story. The area is named for Dr. Philip Phillips, one of Central Florida’s great citrus pioneers, whose groves once covered thousands of acres around Sand Lake. At one point, he was the world’s largest individual grower of oranges, grapefruit and tangerines.
The groves are mostly gone, but the name certainly isn’t.
You’ll find it on the community, schools, a hospital and even Orlando’s performing arts center—a reflection of the Phillips family’s enormous and lasting impact on Central Florida.
Today, Dr. Phillips is also known for Restaurant Row along Sand Lake Road, its established neighborhoods and lakes, and a location that puts you remarkably close to Orlando’s attractions while still feeling like a residential community.

Yes — location is one of Dr. Phillips’ biggest advantages. Walt Disney World, Universal Orlando and SeaWorld are all nearby, although actual drive times can vary considerably depending on where you live, where you’re headed and, of course, Orlando traffic.
Dr. Phillips also provides convenient access to International Drive, the Orange County Convention Center and major roads including I-4.
Dr. Phillips combines something that’s becoming harder to find in this part of Orlando: an established residential area in the middle of a major dining, entertainment and tourism corridor.
Rather than being one master-planned community, Dr. Phillips includes a collection of neighborhoods with different ages, housing styles, amenities and price points. You’ll find mature neighborhoods alongside gated, golf and lakefront communities, with Restaurant Row and many of Orlando’s major destinations close by.
