Historic Charm Meets Modern Growth

Winter Garden blends one of Central Florida’s most distinctive historic downtowns with the growth and convenience of West Orange County. Its brick-lined downtown is home to locally owned shops, restaurants, the weekly farmers market and a lively arts and events scene, while the West Orange Trail runs directly through the heart of the city.
Beyond downtown, Winter Garden offers a wide variety of neighborhoods and housing styles, from established communities near the city center to newer development throughout the surrounding area. Its location provides convenient access to Orlando, major roadways and the attractions while retaining a character distinctly its own.

Winter Garden is also frequently confused with nearby Horizon West because many Horizon West properties carry a Winter Garden mailing address. The two are distinct areas, however, and understanding that difference can be important when comparing neighborhoods, amenities, taxes, schools and other property-specific considerations.

Winter Garden FAQ

What is Oakland known for?

Oakland is tiny compared with neighboring Winter Garden—and that’s part of what makes it interesting. It sits along Lake Apopka with old trees, established homes and a much quieter identity, even as growth has moved steadily toward it.

One of its real treasures is Oakland Nature Preserve, with trails and a boardwalk leading through the preserve toward Lake Apopka. The West Orange Trail also passes right through Oakland.

It’s a good example of why looking at a map isn’t enough. Oakland and Winter Garden are right next to each other, but they don’t feel like the same place.

Winter Garden has one of my favorite downtowns in Central Florida. Plant Street, the historic buildings, restaurants and shops, the Saturday farmers market—and the West Orange Trail running straight through the middle of it—give downtown a personality that’s hard to duplicate. The trail itself stretches 22 miles, and Winter Garden is officially designated a Florida Trail Town.

Plant St. Market and Crooked Can Brewing Company have become newer landmarks, but Winter Garden still carries plenty of its old citrus-town history.
And here’s something worth knowing when you’re house hunting: historic Winter Garden and the newer development farther south can feel like two entirely different versions of the same city. That’s why I like to know what someone means when they tell me, “I want to live in Winter Garden.”

Not at all. Historic Downtown Winter Garden is one of the area’s biggest draws, but Winter Garden extends well beyond downtown. Neighborhoods throughout the area offer convenient access to parks, trails, shopping, dining and major roadways, with housing options ranging from established communities to newer construction.

Market conditions can vary considerably by neighborhood, price range and property type — and they change over time. Rather than relying on a general description of the Winter Garden market, I can help you look at current inventory, recent sales, days on market and pricing trends for the specific type of home you’re considering.

Winter Garden is served by Orange County Public Schools, with school assignments varying by address and attendance zones subject to change. Buyers who consider schools important should verify current zoning, programs and other information directly with the school district and appropriate independent sources.

Winter Garden provides access to the greater Orlando area through major roadways including Florida’s Turnpike, SR 429 and SR 50. Travel times vary considerably depending on where you live, your destination and traffic, so location within Winter Garden can make a meaningful difference for buyers who commute regularly.

Yes. Winter Garden includes both established neighborhoods and newer communities, although the amount and location of new construction changes as communities are built out and new projects are developed. If new construction is part of your search, I can help you compare builder communities with resale options — including differences in pricing, incentives, HOA or CDD costs, lot location and contract terms.
