FAQ

Celebration & Disney Area FAQ

Is Celebration part of the Disney Area?

Celebration is located near Walt Disney World Resort and is commonly associated with the broader Disney Area, although it is a distinct planned community with its own neighborhoods, amenities, and town center.

Celebration has one of the more interesting origin stories in Central Florida: it was originally developed by The Walt Disney Company in the 1990s. The first residents arrived in 1996.

You can still see that careful planning in the architecture, streetscapes, trails and especially the walkable downtown around Celebration Town Center and Lake Rianhard.

But Celebration isn’t a theme park. It’s a real residential community with everything from condos and townhomes to single-family homes and estate properties—and its proximity to Disney is only one part of its identity.

Celebration offers a range of housing options, including single-family homes, townhomes, and condominiums. Home styles, sizes, and features vary throughout the community.
The broader Disney Area includes single-family homes, townhomes, condos, and properties that may be used as primary residences, second homes, or vacation-oriented properties, depending on the community and applicable rules.
Celebration is located near Walt Disney World Resort, making the area’s theme parks and other attractions an important part of the surrounding community and lifestyle.

ChampionsGate is much more resort-oriented. It’s a newer area built around golf, resort amenities, vacation accommodations and residential communities, all positioned near the I-4/Disney corridor.

Golf is a big part of the identity. ChampionsGate Golf Club includes two Greg Norman-designed championship courses, while the surrounding area includes the Omni resort, restaurants, newer housing and vacation-oriented development.

The important thing for a buyer is understanding which part of ChampionsGate you’re looking at and how that particular community is intended to function.

Reunion is one of those places where the words “resort community” really do matter.

Reunion Resort & Golf Club covers roughly 2,300 acres and includes three signature golf courses designed by Arnold Palmer, Tom Watson and Jack Nicklaus, along with a water park, pools and other resort amenities.

The real estate ranges from condos and villas to very large luxury homes, and vacation rental use is a significant part of the market. That means buying in Reunion requires understanding more than the house itself—how the property will be used, community rules, amenity access and the particular section of the resort all matter.
